Why Protesting Property Taxes Matters

Protesting your property taxes is crucial because it can lead to significant savings on your tax bill. If you miss the protest deadline, you might pay more than necessary, affecting your long-term financial planning. Understanding your options for late protests can help you address any issues and potentially lower your tax burden.

Common Reasons for Missing the Deadline

Several scenarios may lead to missing the property tax protest deadline, including:

Overlooked Notices: Important notices from your appraisal district may not have reached you
Unexpected Life Events: Personal emergencies or significant life changes can distract from timely responses.
Lack of Awareness: Not knowing about the protest process can also result in missed opportunities.

Late Protest Options

According to the Texas Comptroller's office, you have the option to protest your property taxes even after the deadline.

Late Protest Filing Deadline

When to File: You can submit a late protest anytime after the protest deadline up until January 31 of the following year.
Penalty: If the late protest results in a change, a 10% penalty will be applied to the corrected tax amount.
For a late-filed protest, current taxes must be paid by January 31.

Eligibility Requirements for Late Protests

  1. Residence Homestead (25.25d): Must be over-appraised by at least 1/4.

  2. Non-Homestead Properties (25.25d): Must be over-appraised by at least 1/3.

  3. Clerical Errors: Under Section 25.25(c), you can correct data entry mistakes or duplicate listings affecting your property tax liability.

  4. Section 41.411 Protest: You can file this if you did not receive the required notices.
